King of Prussia Town Center (KOP) is the retail component of The Village at Valley Forge, a 122-acre master plan that will feature nearly 3,000 residential units and one-million sf of commercial space upon completion. King of Prussia Town Center plays a vital role in the diversification of suburban Philadelphia. Unlike its surrounding retail counterparts, King of Prussia Mall and others, KOP is designed as a densified main-street experience with varied integrated activities such as a central plaza with pop-up fountains and fire features. While KOP was fortunate to have a solid merchandising mix with the local City Works Brew Pub, LA Fitness, REI, and Wegmans, the center’s success results from the genuine anchor, the activated town square. Accurately dubbed the “town center” KOP is a place the community gathers for holidays, special events, or any day of the week. KOP’s average daily traffic count is more than 360K vehicles, making it one of the most successful retail developments in the region.
