The challenge of this specific project was to shape a standalone residence within the dense district of Kastella Hill, the most beautiful neighborhood in Piraeus. The small area of the plot, combined with the steep slope and urban planning constraints, made the endeavor particularly difficult but also exceptionally intriguing. The overall volume of the residence is formed in levels that follow the natural slope of the terrain on the southeast side, and it features a distinct boundary on the northwest side, from which the access is provided via a public staircase – a distinctive feature of Kastella.
At the center of the building, the entrance to the residence is marked by a recess. Upon passing the wooden threshold of the entrance, the living room spaces are situated, where the unique view of the Saronic Gulf and the coastal front of Attica unfolds. The large openings allow the living room, dining area, and kitchen to interact between indoors and outdoors. The northwest facade facing the road is completed by a white parallel volume supported by the stone base of the ground floor, housing the entrance. This volume appears fully enclosed from the road side, with only a vertical opening resembling a slit, giving passersby a hint of the life it contains. This level, which is also the highest of the residence, hosts an independent living area that offers the inhabitant a private belvedere with an unobstructed 180-degree view.
The two upper levels of the residence cover the living spaces, while the two lower levels, not visible from the road level, accommodate the sleeping areas and auxiliary functions. The bedrooms with their necessary bathrooms extend beyond the ground floor’s boundary and open towards the sea view, with access to the courtyard and the swimming pool. Below, the basement holds the auxiliary functions such as a laundry room, utility rooms, and a playroom. The southeast side of the residence is shaped in levels with the large terraces dominating and harmonizing the indoor and outdoor spaces. Through the extensive glazing, abundant views of the sea are offered, in contrast to the closed northwest facade facing the road, which provides valuable privacy to the residents. Overall, this is a residence that has discreetly adapted to the topography of Kastella. It leverages all the positive attributes of the plot while mitigating the negative components, fulfilling all the requirements of a modern dwelling.
In line with the urgent demands of the times, the building was designed and equipped with a plethora of “smart” systems that significantly contribute to the functionality and bioclimatic management of the structure.
