BRIDGE Housing, a leading nonprofit affordable housing developer on the West Coast, and KTGY, a national design firm focused on architecture, interior design, branded environments and urban design, have announced the completion of Kalmia Rose at Jordan Downs. Developed in collaboration with the Housing Authority of the City of Los Angeles (HACLA), this thoughtfully designed affordable housing community provides 76 units, including 39 replacement units, in podium and walk-up buildings within the Jordan Downs redevelopment in Watts, California. Kalmia Rose completes Area H2A (Phase 3A) on the northeast section of Jordan Downs, one of the largest public housing developments in Los Angeles.
Kalmia Rose Highlights:
-The new property transforms a 1940s-era public housing site into an urban village, seamlessly integrated within the overall Jordan Downs community, that offers mixed-income housing, green spaces, retail, and support services for low-income residents.
-A “build first” strategy ensures residents are not displaced during the construction process.
-Kalmia Rose includes 76 new apartment homes, with over 50% reserved for existing residents of Jordan Downs public housing. 80% of the one-, two-, three-, and four-bedroom apartments are affordable to families earning 30%-60% of the Area Median Income (AMI), with the remainder offered at market rate rents.
-As a result of community forums and feedback, KTGY incorporated expansive community podium courtyard decks and rooftop patios facing the half-acre parks that allow residents to experience a peaceful indoor-outdoor lifestyle amid the city bustle.
-Design elements create a sense of place to evoke a sense of rejuvenation for residents. These include a network of parks and open spaces and interconnected paseos designed with a landscape architect, mixed materials and warm color choices and thoughtful amenities.
