A terraced residential composition overlooking Jounieh reinterprets coastal living through light, void, and panoramic continuity.
Located on a sloping site in Kfarhbeb, the project is oriented toward the coastal city of Jounieh and the Mediterranean Sea, maximizing elevation and exposure to uninterrupted views. The development comprises twenty residential units of approximately 260 sqm and two penthouses, each with a private terrace and pool. The primary challenge was to balance density with openness while responding to the terrain and ensuring privacy between units.
The design is structured around a continuous vertical void that begins at the basement and extends through all levels, dividing the building into two primary volumes along the east–west axis. These volumes are further articulated by a central circulation core, creating a fragmented yet cohesive composition. This strategy enhances natural light and cross-ventilation while generating a dynamic façade clad in white stone. Horizontal openings frame expansive sea views, while inward-facing windows overlook the central void, fostering internal connectivity and environmental performance.
Anchored into the natural rock formation, the building adopts a system of rectangular slabs and a perimetric structure, allowing for flexible, open-plan interiors. This structural approach enables adaptability within each unit, supporting varied spatial configurations and evolving user needs. Apartments are organized to distinguish between public and private zones, with the kitchen acting as a central hinge between the two.
Each residence extends outward through a framed terrace, conceived as an architectural threshold between interior and landscape. These outdoor spaces capture the coastal atmosphere while maintaining a sense of enclosure and privacy. At the uppermost level, the penthouses offer expansive terraces designed for social gatherings, complemented by integrated water features that enhance the sensory experience of the space.
The project ultimately establishes a balance between solidity and openness, offering a residential environment that is both adaptable and deeply connected to its coastal context.
