At the heart of India’s largest integrated steel plant, JSW’s Vijayanagar Works, a new administrative centre designed by Edifice Consultants stands as a powerful statement of purpose. Born from the need to consolidate scattered operations, the project transcends its functional brief to create a workspace deeply connected to its context, its people, and a rich historical legacy. The building serves as a collaborative interface, bridging operational and knowledge-driven functions through a strategic masterplan that promotes daily interaction and cross-functional exchange.
The design narrative begins not on-site, but 35 kilometers away in the majestic ruins of Hampi. The core principles of the Vijayanagara Empire’s architecture—its climate-responsive courts, shaded colonnades, and clear processional axes—form the foundation for the project's layout. This historical approach is adapted for the new campus, where a series of open courts form the central organising element. These courts are not decorative; they are functional connectors that direct circulation, frame views of the landscape, and establish an efficient, pedestrian-first environment to foster community.
A Strategic Response to Site and Program
The design strategy for the new administrative hub leverages its designated site—an open, linear parcel near the plant's main gate—to solve the core challenge of consolidating scattered offices. The site's key assets, including a mature tree cover on three sides and direct adjacency to a repurposed warehouse housing the R&D and training centres, are fundamental to the masterplan. The design harnesses these conditions by anchoring the new administrative block with the existing facilities, forming a cohesive institutional cluster around a central court. This court is conceived as both an orientation device and a civic space, with a layout deliberately planned to prioritise pedestrian circulation over vehicular access.
The architectural form emerges from this site strategy. The building is articulated as an L-shaped volume (G+2), a shape that logically separates the public-facing reception in the shorter wing from the flexible office spaces in the longer one. This configuration also helps frame the central court, reinforcing its role as the heart of the precinct. The building’s scale is deliberately kept below the height of the surrounding 12–13 metre tree canopy, allowing the structure to integrate with the landscape rather than dominate it.
The intersection of the two wings creates a natural hinge point, which is used as the vertical circulation core. This core is designed as a central atrium with an open staircase that creates a visual connection between floors and encourages informal engagement between departments. The office floor plates themselves are designed for maximum flexibility, with utility cores placed at either end to allow for open, adaptable layouts. This entire design approach is unified by a visual language of restraint—long, clean lines and muted material tones—that frames views of the surrounding courts and greenery, giving the building a sense of calm authority.
Spatial Experience and Well-being
Public access is managed through a detached visitor centre, located at the landscaped arrival zone, ensuring secure and efficient movement without disrupting internal workflows. Back-of-house services—including HVAC and electrical utilities—align along the northeast edge and are screened from the central court by a feature wall, maintaining functional clarity.
Interior planning prioritises an environment conducive to well-being, engagement, and productivity. Workspaces are designed for glare-free natural light, optimal density for personal and communal spaces, and connection with nature. Acoustic planning, ergonomics, and adaptability are integrated. The design provides essential amenities for employee well-being, including doctor rooms, dormitories, breakout cafés, and acoustic lounges, fostering a holistic workplace experience.
Materiality, Craft and Identity for Effective Storytelling
The building’s soul is revealed in its materiality, which tells a story of regional pride and industrial identity. The extensive use of JSW's own steel and cement is a testament to the company's faith in its products, while locally sourced Sadarally granite grounds the building in its context.
The project celebrates skilled workmanship and local craft, evident in critical transition and communal areas that showcase the execution of ordinary materials. Notable integrations include local hexagonal stone cladding, China mosaic work, skilful metalwork in staircase railings, block-print Kalamkari fabrics for furnishings sourced from NGOs working with weaver communities, and cane woven lampshades. This commitment to craft extends to responsible construction, with material wastage, such as for stone, kept under an impressive 5%.
This human-centric narrative culminates in two powerful art installations. One mural, titled "The Hands that Made the Steel," features over 300 life-size terracotta palms, each inscribed with a personal message from an employee. In another, 1,500 hard hats have been artfully assembled to spell out the motto "Better Every day." Complementing these grand gestures, the broader interior narrative celebrates the region's native flora, with subtle relief work that connects the indoor environment to the ecological focus of the landscape outside.
A High-Performing Campus with Ecological Envelope
The project is a model of sustainable design, where the landscape is treated as active ecological infrastructure. The building’s high-performance façade features low-e, double-glazed units shielded by deep overhangs and external screens to mitigate heat gain. The roof is thermally insulated. Energy-efficient systems—including low-consumption LED fixtures, efficient water-cooled chillers, and low-flow water fixtures—drastically reduce the building’s operational footprint. These measures are designed not only to minimise environmental impact but also to optimise the building's long-term life cycle costs.
The landscape strategy reinforces this ethos. Invasive tree species (Subabul), which proliferate quickly and inhibit indigenous growth, have been carefully identified and replaced with indigenous species that will flourish and restore the immersive environment within a few years. Minimal hardscaping around the building perimeter prevents heat island effects, glare, and visual discomfort. Softscapes and tree cover are maximised. Treated water from the central plant STP maintains the green cover with a drip and sprinkler system. Paved areas are restricted, and soft-scapes are designed for percolation, enabling groundwater recharge. This commitment extends into the building’s daily life, underscored by a strict policy of no consumption of plastics in daily use, making sustainability an ongoing operational practice.
