A collaborative, sustainable, inclusive, health-led, tech-smart, energy-efficient, flexible workplace – this is an exemplary project for JLL's people and clients.
This destination office features hybrid rooms, breakout areas, café, huddle spaces, innovation zones, standing rooms, study libraries, acoustic meeting pods, garden lounges, balconies.
Delivered during the pandemic, the space achieves agility with:
• 40% desk space supporting 1,000+ employees
• 7 workspace types
• 22 meeting types
• 10 specialised spaces supporting diverse needs (including neurodiverse)
• 229 sensors monitoring occupancy/air quality
• Smart technology (500 smart lockers, 20 VC enabled spaces)
Ambitious sustainability targets were driven by reduced environmental impact/maximised energy efficiency. Considering each component’s lifespan, prioritising reuse, with a plan to reconfigure internal spaces without wasteful demolition.
Designed for a 5-year lease, we applied circular economy principles, reusing components/considering end-of-life, reusing items in other sites. 79% of furniture is from remanufactured/refurbished sources including JLL’s former office. Other assets were rehomed, with 1,250 items donated to Business2Schools .
We targeted the UKGBC 2025 Energy Use Intensity Milestone and achieved a 37% reduction in embodied carbon vs baseline.
Materials: post-industrial plastic waste worktops, acoustic soffit spray from recycled natural materials, recycled leather waste cladding, meeting tabletop from recycled suits. We sought third-party verification of environmental credentials for each item.
Build: ensured zero waste to landfill, carbon tracking, chain of custody certification, VOC monitoring.
Health focus: reduced VOCs in material/product selection; living green walls, 1,800+ plants improve air quality/reduce stress; active workplace promotes movement; lights enhance colour rendering quality; sit-to-stand desks, maximised daylight; acoustic zoning (quiet spaces).
