Located on a unique spot on the Maltese Islands, this site enjoys 270° open valley, sea & country views, lies adjacent to a National Park Reserve and to the recently restored historic remains of an ancient rural settlement. The predominant corner of the property faces South.The location could not have been chosen better.
The brief for this project requested an outward-looking semi-detached dwelling, that makes the best of the various views from each room. This, together with the passive energy conservation factors, remained the predominant concept behind the design, with each section of the property focusing on a different outdoor space or view.
The site, though not very large, sloped upwards towards the back. Planning requirements and privacy factors led to the decision to place the outdoor pool & deck towards the rear of the property, where it enjoys the best views [highest point of the site] and longest hours of afternoon sun.
The Ground Floor was sloped along the original site levels [internally & externally], and matching the neighbouring ‘garigue’, allowing the back rooms to get a view over the front ones.
The property boundary wall facing the garigue was required to be a rubble wall for planning requirements, so a wall pattern was chosen that blended well with both the natural side and the developed part, which in turn is designed in sharp volumes and planes to create a neat clean edge to the development scheme, emphasized by the very prominent horizontal planes [extended balconies] to avoid a high visual wall along the edge of the building scheme.
The corners of the building were designed as large glass-to-glass corner apertures to maximize views and make the space feel much larger & closer to the outdoors.
A large planter to was strategically placed in the front garden to allow larger trees to screen off the open living room from street level, while still retaining the open views from inside above the tree tops.
Planters, pool, pond and benches were integrated in the side garden.
All services were zoned towards the inner party wall, which allows functionality for the services plus additional privacy from the neighbouring property, while all rooms were zoned facing the various views.
