The mixed-use project in the neighbourhood of Itaim - Sao Paulo, consists of two towers and a common basis.
IT is a multiuse tower that has apartments from 62m² to 188m², a duplex on the top and also offices from 50 to 75m², whereas Zenith is an exclusively residential tower with apartments of 340m² each and also a duplex on the top. On the ground floor is located the leisure area for both towers and a commercial area of 200m², where currently is placed a restaurant.
Zenith building has luxury residential program with one apartment per floor. Each apartment has four bedrooms and extensive social area integrated to the balcony, which offers an awesome view of some of the main city avenues. The design is finished with natural colours and glass details that blend with the concrete, the building’s main material.
Therefore, the project included different sizes of residential areas, offices and shopping areas in the same site. The multiplicity of functions is essential to meet contemporary urban needs of large urban centres. The uses are mixed and human interaction is intense.
Live, work, relax, eat, etc. in the same location is the project key point that took into account its location in the city and its needs as well. The volumetry differs according to different uses, which creates identity to the user who can identify their place in the complex.
Each tower and foundation has its peculiarities in proportion and materials, but interact with each other and make it clear that it is all part of the whole. Despite the wide mix of uses, accesses are clearly marked and the adequacy of the pedestrian scale occurs in the basement, where the height and proportions are compatible with the street.
The project is the product of location, done to the location and fully connected to existing urban area. An intervention that brings together urban planning and architecture.
