Our project shows successful integration of all BNYDC requirements throughout the project by incorporating environmental, historical and contemporary sustainable designs while providing the essential supermarket, retail, commercial spaces and offices.
Our concept creates an innovative project, which will provide emerging and renewed life for the community around the Brooklyn Navy Yard for several years. The main theme of the complex which is portrayed within each building design is the creative and successful mix of historical and contemporary design. This includes extensive outdoor landscaping and water features; offering an outdoor experience unique to the BNYDC site.
Our goal is aimed at creating a successful destination place to visit, relax, shop, perform errands and a safe place for kids to play. The green and historical facade which draws attention to motorists, invites curiosity and draws them into the green space rather than drawing their attention away from the retail space.
The project challenges previous philosophies of development dependent on car usage and, instead, develops an urban network that is, first and foremost, designed and is responsive to the needs of people. Short walking distances and access to public transportation will mean it is possible to create new opportunities for living and working in a human friendly, safe environment and a more sustainable typology for future developments in the surrounding neighborhoods.
The project envisages the separation of cars by the providing a central pedestrian plaza accessible throughout the network. The plaza level will have in its heart a monumental square flanked by the supermarket, retail, office spaces, food & beverage outlets and it will be connected by pedestrian spines to the parking lot. The scheme will include a number of entertainment facilities such as outdoor cinemas, live music theater for drama and other performing arts that will draw visitors to the site.
In all, the project will comprise some 205,984 square feet of high quality space It will benefit greatly from the amount of green space interspersed within the site and proximity to the outside housing development will make our site the “park” of choice, to which it will appear as an extension by bringing the green space into the heart of the area. A new ‘well-being’ life style for the community to enjoy many years to come. The public transport facilities will also allow the scheme to become an extension of the city by virtue of the connection to the bus and subway network.
The flowers, trees and vegetation inside the supermarket provide continuity and free flowing views of the natural “woodsy” feeling and bringing it into the supermarket. The focal point and main entranceway is located along the promenade and is easily accessible from every angle of the site.
The opportunity to expand and create more green leisure space will be achieved by utilizing the roofs of the retail shops as green public rest and recreation areas.
Retail shops facing the main shopping avenue allowing people to walk leisurely along the promenade thereby avoiding the car traffic, noise and pollution on Flushing Avenue. The retail shops are designed to face the pedestrian walkways rather than the outside street facing the cars. This advantage offers retailers more visibility aimed at pedestrian traffic rather than car traffic.
The multi-functional plaza creates a focal point providing a place to converge benefitting the community. A multifunction, multipurpose space that doubles as a rest area, play area with water features, concert area, “temporary” outdoor market, meeting point and outdoor theater/auditorium. The flexible water feature in the plaza can be converted and used for a variety of functions. The plaza seating area faces the office building facade which doubles as a screen for the outdoor theater.
The pedestrian walkways are designed for all over circulation and ease of access, built to maximize pedestrian friendly walkways for the community. The main pedestrian walkway or “commercial avenue” will also be used for the “temporary outdoor market”. Street festivals, food fairs, outdoor events, special holiday celebrations among other uses. Events which would promote the area, provide entertainment for residents, give retailers extra potential income and solidify it’s image as a destination hub.
The car park will be nestled between the supermarket below and the office spaces above. Vehicular access into the car park will be from behind the technical area. Entry from the car park, into the supermarket or office buildings is centrally located for easy access to either upper or lower floors. Space is saved by putting the parking lot above the walled structure of the supermarket.
We optimized the green space by cleverly using roof surface as landscaping opportunities enabling dual purpose use as roof and park/entertainment area while preserving more than the required “mature trees”. We have created a balance between the city and the countryside by establishing a connection to the land that urbanites have lost. Our design solutions are developed to make life effortless, while taking care of people’s needs. Food shopping and going to the park evolve into one trip. We promote social interaction by sharing facilities to achieve practical economical implications. Our key features are the flexibility to end-user needs integrated into the BNYDC site characteristics. A successful sustainable design, the new ecological infrastructure are a major part of the industrial park. A multi use project located at a strategic location inside Brooklyn Navy Yard Compound.
