This 5,460,000-square-foot mixed-use complex, with three office towers, a hotel tower, a three-level luxury retail mall, and outdoor public spaces, was designed to be expressive while offering efficiency and adaptability and to engage the city while providing places for human interaction.
The form, both ancient and innovative, recalls Asian landscape drawings of jagged mountains, the towers appearing like unique, monumental crystalline outcroppings shaped by the forces of nature. Chiseled glass façades create prismatic forms that accentuate the interplay of light and shadow. A green commons unites the complex. At either end, two glass pavilions lead to the underground retail mall and subway station. The subway entry pavilion forms an angular, dragon-like figure that sinks below the plaza level, lighting the serpentine retail circulation, reemerging over the central atrium. At night, the glass atriums cast a soft glow throughout the site.
The office buildings deliver efficient and flexible spaces, providing a range of working environments, abundant natural light, and uninterrupted views across park and river to the mountains beyond. All buildings have new levels of intelligent design built in, providing a modern, technology-enabled environment for optimal business performance. Features include advanced passenger and service lift systems, flexible air-conditioning, dual power supply, and comprehensive communications and information technology infrastructure. Generous bay depths of more than 42 feet from elevator core to perimeter wall were designed to ensure efficient use of space, while a raised floor provides flexible cable management throughout the building. Sustainability has been a key planning consideration, resulting in high levels of energy efficiency.
Below grade, the retail mall links all office towers, hotel, and assembly spaces to the subway network by moving walkway. Restaurants and shops line pedestrian routes, escalators playfully crisscross levels, and sky-lit pavilions bring daylight to even the lowest-level food court and multiplex cinema.
