Challenge/
Situated in the center of Munich: between main train station and Stachus, nowadays, the project site occupied by a giant department store originally constructed in the 70’s and the five-star hotel with a distinctive panoramic restaurant located on the exact axis of Munich’s pedestrian zone. By filling huge and prominent site in the heart of the city the department store slices the city’s circulation network. The challenge is to over plan the entire site, to transform this mono-functional space into varied multifunctional ones, including five-star hotel, offices, and residential and retail properties.
Concept/ Absorbing The Environment
The new development responds to the physical and urban terrain of Munich. Like a “sponge”, the new volume absorbs the environment by cutting through the old volumes of the department store and the five-star hotel in the directions of four main axes: Justice Palace axis, Botanischer garden axis, Luitpoldstr. axis and the city’s main pedestrian street axis. As a result there are four multifunctional buildings connected to each other on different levels and a new volume of the five-star hotel. A series of platforms and greeneries lead visitors into the inner part of the buildings. The increased networks of pedestrian routes intend to enliven the streets and to restore the circulation of the site.
