The project was born with the intention of creating residences with an average size of around 140 m2 or, in commercial terms, a three bedroom (two bathroom) unit. The client, very sensitive to environmental issues, immediately requested the achievement of a very efficient energy class well beyond the standards required by law for 2020 (i.e. the N-Zeb) or passive buildings with energy consumption close to zero. In reality the legislation speaks of a weighted average on contemporary constructions which would require the construction, for private buildings, of buildings in national class B. The first hypothesis of working with the Passivhouse certification system was immediately aborted because it would have bound us also in architectural project and would not have allowed us to make the most of the available space (and additional space on the house floor) and in particular to create, which in our opinion exponentially increases the enjoyment of the property, large terraces all around the residential units .
The project was therefore oriented towards a very stringent certification which, however, bound only the executive project and not the architectural one and therefore a Class A Gold Casaclima with a maximum consumption of less than 10 kw/h m2 per year.
Another binding request from the client was to have residential units which, although they were part of an intervention with multiple units, did not give the idea and perception of a condominium, in the negative meaning of the term, therefore each apartment enjoys autonomy such that it is perceived as a sextant unit albeit with vertical connections, stairwells and elevators in common.
The objective has been achieved and the general distribution, as can be seen from the floor plans, provides four completely independent units on each level, in particular on the first and second floors, without neighboring walls.
The project envisages that the apartments share only the central part, a tree-lined courtyard, and some accesses from the perimeter roads: driveway and pedestrian.
The client's request for a "green" intervention was addressed and resolved by bringing large sizes of hanging gardens to all levels, ground floor, first and second floor for which the surface of the greenery on the roof practically replicates the surface of the entire apartment.
