Wenzhou's Rui'an City is currently undergoing urbanization development and renewal. After seven years of deliberation and construction, Tianxi Plaza,jointly designed by MUDO Architects and Do Design Group,has risen on the banks of the Feiyun River. Standing at 142 meters tall, this mixed-use tower integrates retails, municipal offices, leased office facilities, and serviced apartments, marking the current height building in Rui'an County.
This high-rise structure is situated at the historic western entrance of the ancient city, positioned at a critical intersection along Rui'an's Bund Central Axis—the east-west-oriented Riverside Boulevard. Adjacent to its western property boundary, the Shenhai Expressway Bridge spans the river course. The confluence of these two vital transportation corridors establishes the building as a defining dual-orientation urban gateway for Rui’an.
The project encompasses a total gross floor area of 59,000 square meters. Its podium extends northward to form a three-story open-air commercial street, including beverage, dining restaurants, retail outlets, and a supermarket within its approximately 9,000-square-meter footprint. The main tower is bifurcated into upper and lower zones, each featuring distinct entrance lobbies: the upper zone hosts serviced apartments (comprising around 390 guest rooms), while the lower zone provides leasable office spaces—partially allocated as government administrative facilities.
Drawing inspiration from ascending bamboo shoots, and within a 150-meter height restriction, the tower mass is segmented into six distinct sections (adopting the width of three standard guest rooms as basic module) to mitigate the monolithic presence of conventional floor plates. Each segment embodies both bamboo nodes and rock formations. Positioned at high-pedestrian-density zones, these volumetric blocks undergo lateral manipulation through stacked, mountainous configurations. Secondary horizontal divisions create staggered waistlines that enhance verticality, refining the structure’s sleek silhouette. At the tower crown, six sections end at different elevation points, to create the profile as steeply descending mountain mass. Viewed from the Feiyun River Bridge approach, the building’s skyline harmonizes with distant mountains, fulfilling planning requirements as a landmark embodying “bamboo-and-mountain” aesthetic principle.
As a county-level landmark project funded by private entrepreneurs under tight budget constraints—with no central HVAC system, no VRV platform, and relying entirely on split-type air conditioners for cooling—the challenge lay in concealing 23 outdoor AC units per standard floor. Absent unitized curtain walls, mechanical smoke exhaust systems, and ventilators, all fresh air intake and smoke extraction requirements were met through operable windows. Every fenestration requirement presented significant design challenge.
The design team tested diverse window proportions and configurations, experimented with AC unit placements, and made mullion dimensions adjustments by every 10mm. Collaborating closely with curtain wall consultants and glass manufacturers, they conducted iterative simulations of glass reflectivity/transmittance under varying lighting conditions and evaluated louver types. After two months of rigorous testing, a balanced solution emerged—employing variations in thickness, brightness, and reflectivity to establish hierarchical visual layers within the curtain wall system, thereby preserving its clean aesthetic integrity and the super high-rise’s cohesive skyline presence.
Tianxi Plaza is one of MUDO's seminal high-rise practices, articulating our spatial philosophy across varying urban tiers and design constraints. According to local contextual demands, we are trying to provide efficient, adaptable, and human-centric environments, which includes premium workplaces, residential spaces, and commercial communities. Also, to fulfill diverse regional needs, and to create a logic, functional, and innovative urban landmark.
