House in Lymington is a striking contemporary luxury home set in a conservation area, in the highly desirable Georgian market town of Lymington, Hampshire. This area is steeped in history, with a prevailing traditional architectural language, predominantly from the Georgian period. David James Architects and Associates Ltd have successfully harmonised this contemporary home within this environment. The site in question is situated right within the centre of the town, neighbouring listed buildings and being a short walk to the High Street and quay. The house is sited overlooking a very private, south facing sylvan garden of approximately one acre.
The clients brief was to a create luxury home of over 4000 sq ft for their retirement years. Their main priorities were light and lifestyle and they wanted a house with a dynamic flow. Looking to the future they wanted a lift and the capacity for a live-in-carer to reside with them should it ever be necessary. They required 4 bedrooms, an integral double garage, open plan kitchen/ dining/ living room, separate dining room, separate living room and further art room/ library and an external office space. The separate dining room offered the facility of a 5th bedroom/ carers room.
This new contemporary home replaced a traditional bungalow with the existing driveway sweeping along the western boundary through a well-treed area, which dictated the siting of the house. The sweeping driveway leads to a courtyard created in front of the garage and the detached office building. A large oversized canopy set at an angle stretches the full width of the entrance area ensuring a sense of arrival. There is a remarkable variation of materials, textures and volumetric forms, with a strong interplay of solid and void throughout the building. The western arrival façade is striking with a large bastion style stone element juxtaposed against a wall of glass and timber.
An oversized front door, set in a large floor to ceiling glazed bay, defines the entrance and creates a sense of space and light. Once inside the cavernous entrance hall one is draw in the distance to the floating timber staircase with glass balustrading set against a double volume of glass glazing. This staircase is opulent with a wide landing, accentuating the size and space. Beyond the two storey wall of glazing is an external water feature which enriches the relationship between the interior and exterior spaces, a moving tapestry of light and reflection.
The entrance hall is wide and long, drawing one into the house. In the centre of the house are three curved timber steps. The curve of the steps allows the occupant the opportunity of moving in three different directions without compromising the orientation or space. Views into the primary rooms are paramount with double doors that nearly reach to the ceiling offering cavernous views. The ground floor houses the main living area, incorporating an open plan kitchen, dining room and living area with a seamless flow from the interior to the exterior rear terrace and landscaped garden. Due to the sites topography the terrace sits as a podium with stairs cascading down to the lawn below. The house is sited and designed in such a way to benefit from the light and fantastic views over the garden.
The kitchen has a hidden pantry that is accessed though hidden paneling that forms part of the kitchen cupboards. A large wedge shaped island unit defines the space creating a functional kitchen that is also dynamic in layout. The kitchen island is further defined with a book-matched veneer. Hanging lights celebrate the distinct space of the dining table. A separate utility is located off the corner of the kitchen, housing the laundry and ironing area. The open plan living space off the kitchen is enhanced with a large purpose built wall unit. To control light and heat, a coffered curtain and blind track houses automated thermal blinds that can be operated in their dedicated window bays.
Moving to the first floor, the sheer luxury of the sizeable space of the landing accentuates the opulence of this house. The first floor is flooded in light from a large round skylight set over the landing. A ring of LED lighting highlights the roof light at night offering a unique experience to be enjoyed when darkness falls.
A library/ art room is located off the first floor landing, this room has uninterrupted views of the garden and Lymington Marina, and in the distance the Solent and the Isle of Wight. The room has an internal glass balcony set back from the main two storey windows with views down into the formal lounge. The room feels spacious and airy whilst still retaining an intimate relationship.
The master suite was designed with the bed positioned to take full advantage of the view, whilst the additional accommodation is located around the room. There is ample space in this room for a future lounge suite when the occupants do not want to venture too far. His and hers walk in dressing rooms ensure the main bedroom remains uncluttered.
