The property is located in a stunning East-West orientated valley in the Salzkammergut, Austria. Due to its close proximity to a stream the building wasn’t built with a basement and for the ground floor a solid construction was selected. The upper floor as well as the ceiling was built in timber construction.
The ground floor contains the entrance with a wardrobe, a bright kitchen/living room facing East-South with large windows, a spacious storage room and a sauna with an additional relaxation/guestroom attached.
The children’s rooms and their bathroom as well as the master bedroom together with its attached bathroom are located on the upper floor.
On both ends of the building there is in each case a room which stretches out to the whole width of the building. Here, the roof was extended in order to create weatherproof balconies and a roofed outdoor area on the ground floor. In the children’s bedroom facing West a gallery was incorporated which serves as a play- and sleeping area. This room is now used by both children but can later be separated with a wall.
An air water heat pump and underfloor heating provide the heating for the highly insulated building.
