URBAN PLANNING CONCEPT
The property is part of a new Development in proximity to downtown Horw and its main station. It provides a link between downtown, the train station and the University of Lucerne. The importance of this location demanded a precise positioning of carefully proportioned volumes as determined in the masterplan of 2012. In order to provide valuable exterior space and generous daylight for the dwelling units several proposed structures were adjusted in height, width or a combination of both. The proposed highrise component of the project marks the intersection of the two main streets and as such the southern bulk head of the project. A new neighborhood «South Lucerne» is about to be created, easily accessible by public transportation, car or bicycle. Ample parking is available for visitors, tenants and customers.
ARCHITECTURAL CONCEPT
The project takes bearing on a generous base, clearly defined by its varying material. Generous entrances welcome visitors. The courtyard lends itself as meeting space, and an open covered corner marks the entrances.
A marketing analysis was performed to determine the program and prerequisites for the project: Optimal building orientation > dwelling units > small dwelling units per market analysis > maximum number of dwelling units > minimal commercial lease space> balconies as exterior living space.
The 7th floor of the highrise building offers an exterior common terrace with attractive views for all tenants. Photovoltaic panels facing east-west are present on all roofs, thus highlighting the «fifth façade».
The project provides ample parking space for bicycles, 30% outside, the rest located inside.
