Hoot Owl Ranch is a hybrid retrofit and expansion project that serves as a hands-on testing ground for high-desert building performance. Designed and self-built by Eberhaus, the project combines passive solar strategies, custom mechanical systems, and weather-resilient detailing—prototyped in real time through long-term occupancy and rental use.
The original 1000 sqft structure, a 1950s concrete block 2-bed/1-bath home, was retained and stripped to its essentials. The masonry envelope and original steel-framed windows contribute to passive thermal mass and winter solar gain. The roof was removed and replaced with a new cool-roof metal skin, which continues seamlessly across walls in the 800 sqft addition to form a durable, wind-resistant envelope with no horizontal transitions—ideal for the site’s extreme gusts.
The addition features standard wood framing with advanced sealing, low-e glazing, and operable windows positioned for cross-ventilation. Seasonal fabric shades block summer solar gain and are removable in winter to maximize heat absorption through the original south-facing windows. A high-efficiency, zoneable mini-split system supplements heating and cooling while minimizing load.
Interior detailing reflects the same precision mindset: white oak cabinetry milled from single planks, grain-matched across drawers and doors. Concrete terrazzo floors run throughout both structures, polished in place for visual continuity and thermal stability. The result is a rugged, replicable, performance-oriented shelter—optimized for both liveability and experimentation in one of the High California Desert's most demanding climates.
