'De Baai' (or 'The Bay') as it is called by the Public Centre for Social Welfare, is the residence for homeless people over 45 who are referred by a social worker from a reception home, hospital or psychiatric center. The original building has 20 rooms with shared facilities and a limited number of common areas with few facilities for staff.
The extension to the building provides for 12 new rooms, each with private bathroom, a new entrance hall with reception room, private speaking room and elevator, complementary functions such as offices, canteen and toilets for staff, a meeting room for 12 persons, a dining room with kitchen for 32 people, several storage rooms, a laundry room and an outdoor area with bicycles.
The building is conceived as a 'Passive House', which requires superinsulation, airtightness, heat recovery ventilation, solar gains...: annual heating and cooling demand < 15 kWh/m².year; total primary energy consumption for heating, hot water and appliances < 120 kWh/m².year; the building must not leak more air than 0.6 times the house volume per hour (n50 ≤ 0.6/hour) at 50 Pa.
