"Hiiu" is an ongoing residential development by OÜ Tardamel located in Tallinn, Estonia. The complex includes 91,500 sq ft of residential units – 23 apartments (phase 1) and 10 single-family residences currently under construction – that have been carefully integrated into the surrounding landscape of Tallinn’s scenic Nõmme neighborhood. Defined by its picturesque site and local zoning regulations restricting development to a maximum of 6450 sq ft per unit, the project came to be known as “Buildings in the Park”.
The apartments are placed in a relatively dense arrangement on the western side of the site to provide for a more urban and communal atmosphere, in contrast to the rest of the more obscurely situated buildings in the development. Subterranean parking reduces the bulk of the development and unifies the areas above and below via a communal public space. A water feature located between the apartments and private residences adds a sculptural element to the outside environment.
The architects intended to blend the building's facade into the landscape in a very modern way. Copper cladding was chosen for its chemical properties that will turn the material green over time, letting the building age gracefully while slowly merging into its surroundings.
Copper was also used to integrate the roofs and walls of the buildings. In Nõmme, zoning regulations restrict buildings to a maximum of two floors with a half-floor attic. While typically this results in a default gable-roof typology, Alver Architects creatively used this restriction to their advantage, utilizing copper to visually merge the walls and the roofs of the buildings. Thin strips of copper were also used on the facade in varying lengths and widths to create a striped effect, an inexpensive alternative to using larger, uniform sheets of copper that are more costly. The end result is a development that manages to conform to regulations while still boasting a unique character and generating added value for the developer.
