The Heritage Business Center stands as a remarkable architectural achievement in the heart of Kyiv, representing the first phase of an ambitious urban redevelopment project that transforms a once-industrial district into a thriving business quarter. This seven-storey, 17,000 square meter structure embodies the profound dialogue between past and present, serving as both a functional commercial space and a symbolic bridge connecting two eras of the city's evolution.
Designed by AIIX studio under the direction of chief architect Oleksandr Bosenko, Heritage exemplifies minimalist European architecture thoughtfully integrated into Kyiv's historical urban fabric.
The building's distinctive facade, clad in natural Jurassic limestone from Bavaria's renowned Solnhofen quarries, tells stories spanning millions of years. Each stone slab contains fossilized organisms from ancient tropical lagoons, with ammonites and belemnites creating unique geological narratives embedded within the structure's very foundation. This remarkable limestone comes from the same quarries where the world's largest pterodactyl remains were recently discovered, connecting the building to prehistoric skies above primordial seas.
"We aimed to create minimalist and understated architecture that retains its details. It is European in style yet perfectly integrated into Kyiv's central historical district. Above all, it prioritizes the needs of city residents," explains Bosenko.
Within the limestone's structure, countless fossilized creatures remain preserved, their ancient forms now gracing modern architecture. The ammonites and belemnites make each stone layer utterly unique, while also documenting some of the oldest known birds in the fossil record. Kyiv residents will have the opportunity to admire the intricate patterns of 30-centimeter fossilized shells from the Jurassic period adorning Heritage's exterior. The 500-ton facade transforms the building into a living museum where prehistoric oceans meet contemporary urban life, where every glance upward reveals fragments of Earth's most ancient stories carved in stone.
Heritage represents the inaugural phase of a comprehensive redevelopment initiative transforming approximately 100,000 square meters of partially industrial and abandoned territory near the city center's railway corridor into a vibrant business district. The project prioritizes pedestrian transit and human-oriented environmental design, establishing new standards for urban commercial development. We utilized three types of Ukrainian granite as an accent on local natural materials, emphasizing the region's geological heritage while creating a distinctive architectural identity that connects the development to its cultural and geographic context.
The building's interior design showcases a masterful selection of natural materials that embody timeless elegance. The lobby features walls clad in Italian travertine Classico Antique, celebrated for its soft patterns and distinctive gray-sand hues. The space is anchored by a monumental 7.5-meter stela crafted from rare green marble, specifically selected for its unique veining pattern that mirrors the business center's logo through large white streaks — a branding solution developed by AIIX studio that transforms corporate identity into architectural poetry.
A striking spiral staircase of architectural concrete connects the main floor to the second-floor gallery, serving as both functional element and sculptural focal point that enhances the space's dynamic character.
The building's open-plan layout offers unprecedented flexibility, accommodating diverse commercial applications from traditional office spaces to restaurants and event venues. The structure fully complies with international accessibility standards, ensuring universal design principles are seamlessly integrated throughout.
With its combination of sustainable design practices, historical sensitivity, and contemporary functionality, Heritage Business Center establishes a new paradigm for commercial architecture in Ukraine's capital, demonstrating how thoughtful design can honor the past while boldly embracing the future.
The project's successful completion stands as a testament to resilience and continuity, embodying the very essence of its name, Heritage, as a bridge between past and future.
The Heritage Business Center has garnered significant international acclaim, receiving three awards at the prestigious Architecture Masterprize competition, including victory in the Architectural Design-Mixed Use category and honorable mentions in Interior Architecture Photography/Commercial Interior and Interior Design/Commercial Interior categories.
Additionally, the project has earned double recognition from the International IDA Design Awards, claiming Silver Winner status in the Architectural Design - Commercial - Small Office Space category and an Honorable Mention in Interior Design - Commercial Interior.
