Right in Zurich's Seefeld, alongside the Botanical Garden we could design a four-storey building on a small 202m2 plot. The buildable area was further reduced by building lines which simultaneously determine the possible volume. The task was to design two middle sized apartments: the lower apartment has its living area on the ground floor with direct access to a small garden with evening sun. The sleeping area is located in the first floor. The upper apartment is accessed via an external staircase to the second floor, where an internal staircase leads to the spacious living room on the 3rd floor. From here you can enjoy spectacular views of the Botanical Garden, which is second only to the overlying 30m2 roof terrace.
The existing base is completely caved out and houses parking, service areas and a small studio oriented to the south. While the base is constructed in concrete, the remaining building was thought to be a pre-fabricated wooden construction, since there was virtually no room for construction installations available. Eventually the private client has decided to create the house in a conventional construction anyway, which had quite some impact to the original façade design. The result is a tower like structure with very different appearances depending on the position of the observer.
