Gunmakers Wharf exemplifies a project in which a strong design concept is successfully carried through into detailed design and delivery. The regeneration scheme in the heart of Bow, east London, transformed a former industrial site into a development of 121 new homes and 110m2 of commercial space with a carefully considered architectural approach.

SETTING

Situated in a prime spot overlooking the Hertford Union Canal and Victoria Park, Gunmakers Wharf is set in the Victoria Park Conservation Area, characterised predominantly by low-rise residential developments and locally listed warehouse buildings.

CONCEPT

The concept is about making the most of the canalside setting at the same time as responding to a busy road to the south. This is achieved through a scheme comprising five blocks which create a ‘hard’ perimeter to the road, improve accessibility and maximise the idyllic views of the canal through a central courtyard, enhanced by extensive landscaping.

Our approach offers a contemporary take on the surrounding warehouse architecture whilst being sensitive to the varied environment. Materials were carefully selected to complement the contrasting settings; brick based towards the more urban environment, and shingles to the softer edge of Victoria Park. This contemporary use of traditional materials is set off by full-height windows and extruded glazing throughout.

INNOVATION

Despite being a high-density development, Gunmakers feels spacious and open, with all units exceeding London Plan guidelines and the retention of open communal space in addition to the creation of a route through the site from the road to the canal. There are no north-facing single-aspect units and single-aspect units were minimised as far as possible across the development. Notably, there is also no difference in the design between the affordable and private blocks.

All residents benefit from an element of private amenity space – be that a recessed balcony on the southern elevation creating a buffer to the road below, or a projecting balcony on the northern side to enjoy the tranquil canal and park setting. The internal courtyard also provides generous communal amenity, whilst the facilities of Victoria Park and the canal are on the doorstep.

SUSTAINABILITY

Gunmakers achieves a 20% reduction in CO2 emissions through the use of biomass and gas boilers. The high-performance building envelope reduces heat loss and the daylighting strategy maximises natural heating, while dual-aspect units allow for natural cross ventilation.

CONSULTATION

We developed a detailed understanding of the local community’s concerns through a series of focus groups. As a result, we were able to use imaginative design solutions to address issues of overlooking, access to the park, and ensuring the new pedestrian and cycle connection has an active frontage.

Overall we believe our approach has created a modern but respectful development that successfully preserves and enhances the character of this special conservation area.
