Sprunt has been appointed by Barratt to carry out a feasibility study for the redevelopment of Griffin Park (Brentford FC Stadium).
Throughout our initial conceptual approach, the design for this proposal has evolved towards the following themes.
Firstly, the drive is to redevelop a site which answers to the slogan “Bee Home” meaning that everything is guided by providing the best accommodation for the future residents while respecting the surrounding inhabitants and context but, secondly, which makes sure that the Bees’ history is strongly present through certain aspects of the design.
The above is translated by:
. 21st Century efficient accommodation accessed through a gate effect from Braemar Road; an enclosed, unique place which rises up to a maximum of 4 storey
. Buildings surround the site on 3 sides as reminder of today’s seating areas
. The pitch is redesigned on the central ground (goals relocated) and a “pitch pavilion” floats above the most public area of the scheme (a solid centre circle with printings of the old and new Brentford FC heroes stands here as the memorial place)
. Generally, cladding materials tend to recall the terraces’ seats (translated into timber shingles) and the green (patinated copper) but the surrounding is reflected with London Stock bricks on the external faces of the development
Thanks to the scheme being low/mid rise, we could consider timber frame construction and off site manufacturing may also be an option (cross laminated timber + glulam).
The current proposal is dedicated to private residential accommodation with both public and private amenity spaces.
The scheme totalizes 189 units as follow:
. 54 x 1 bedroom 2 person flats
. 118 x 2 bedroom 4 person flats
. 17 x 4 bedroom 7 person houses
Overall, 576 habitable rooms are generated and densities are: 114.94 Units / Hectare or 343 Hab. Rooms / Hectare.
The total Gross Internal units Area is 12,679.5sqm while the overall Gross Internal Area including central plant room is 15,820.5sqm
167 carparking bays are provided (10% of which to wheelchair standard / all overground).
