Deisgned in Association with Cox Architecture this high end apartment building is a collaboration for a joint venture between a New Zealand & Australian developer. The project consists of 106 quality residential apartments over 12 levels (10 accommodation levels) and is located in a prominent location in Auckland’s CBD. Drawing on international best practice for high-rise residential developments the design ensures that each apartment is generously proportioned, light and open, spatially efficient and oriented to panoramic views.
Designed with a high level of amenity the apartment building features a large internal landscaped central courtyard, spacious communal lobbies, private balconies, communal rooftop resident’s lounge and deck, secure covered carparks as well as additional storage and retail stores at ground level. The resulting scheme successfully maximizes the site typology and development controls under the Unitary Plan resulting in a high yield for the site.
During the build, Grace Apartments was one of the few residential projects within the CBD that did not grind to a halt due to red tape. This was due in large to the combined efforts of the design team navigating the ongoing concerns and stance of the consenting authority. Although this enhanced building code viewpoint from the consenting authority impacted on the programme and project cost, the team managed to make the necessary changes efficiently to minimise the potential impacts. Through the appropriate level of BIM modelling, efficiencies in effort were realised in collaboration with Cox Architecture as well as other consultants.
