Estate in Bytom
The
Golf Course Housing Estate is located in the district of Bytom -
Szombierki, where KWK Szombierki, a coalmine had worked in the past.
The
industrial area, after the
coalmine had been closed up, got new natural values. The varied
topography of this area, post-mining ponds, rich flora and fauna
suggest that this place should be transformed into a housing and
recreation area in the future. The place is in the north of The
Bytomka River, in the south of Zabrzańska street and it is located
in the neighbourhood of schools, kindergartens and has very good
connections with the rest of the city by public transport.
The
first part of Golf Course Housing Estate is situated in the
neighbourhood of the biggest pond. The central location of the pond
gives it a very special role to play. Nearby there are planned to
build such facilities as: a golf club, the first golf hole, training
field “driving range” and building plots with houses type B which
have the best views on the whole area.
The
main aim of the
project was mixing two functions (housing and recreation) as much as
possible. This solution creates direct connection between the golf
course and planned houses, which makes their location even more
attractive. Integrating houses into the golf course creates unusual
and friendly atmosphere for living and spending spare time. The
whole housing estate is surrounded by greenery and also by that which
is planned especially for the golf course.
The
first stage of building housing estate includes 80 houses which are
divided into two types.
A type
Smaller
house with floor area of 118 square metres, with a detached garage
(36m2 ).Designed
detached house at the same time keeps all main functions and has
minimum floor area enough for 5 people. It is the alternative to a
big house.
Its
plan based on a square with a sloped
roof in one direction (gradient-16 degrees) gives huge possibilities
to form residential area based on this type.
Regardless
of world directions and functional system of the house we can rotate
ridge by multiple of 90 degrees.
When
the ridges are placed perpendicular orparallel to
the street we get different forms of one building.
This
house system, despite of using only one type of house, gives us
interesting and varied forms. Additionally we can use different types
of elevation factures ( wood, plaster, brick).
Another
modification of A house is leaving two walls without windows. It
will not have any adverse influence on functional system but it will
let create terraced buildings. In this case, every next house has
rotated ridge. It is similar to detached houses.
B type
Bigger
house with floor area of
144 m2 with a garage integrated into the shape of the building, room
for 2 cars (36m2 ).
B
type house is more exclusive, located on building plots by the pond
and near golf holes. Its plan is based on a rectangle as two cuboids
put on each other and moved one from another. The result of this
operation was strengthened by using different types of elevation
factures (combination of wood and plaster).The overhang plays the
role of covering terrace from the garden side. On the second floor,
from the entrance side an extra terrace has been designed. In the
dining room (living space) there has been designed two-floor area,
which in the second option, might be replaced by extra room (laundry,
wardrobe).
Type
B house is planned in two versions: with a flat roof and with a
gable roof ( gradient 32 degree) with ridge turned perpendicular to
the main street.
Alternate
location of different kinds of type B house gives us varied urban
system. This also refers to type A house development.
Type
A house and type B house, which have a simple and frugal
architectural form, create Golf Course Housing Estate. Because of
using different types of houses and alternate location the
interesting and distinctive urban system has been created.
