Godrej Ventures’ flagship development, Godrej Golf Course Road, designed by the globally renowned Foster + Partners, is a striking 105 m-high tower redefining the skyline of Gurugram’s growing commercial district. Conceived as a next-generation corporate hub, it integrates multi-tenant offices and F&B spaces to create a porous interface between business and city life. Strategically located adjacent to a metro station, with seamless connectivity to local amenities and the national capital, Delhi, the project establishes itself as an urban anchor in one of the city’s most vibrant and changing upscale neighbourhoods.
An Aerodynamic Landmark
A distinct wing-like silhouette defines the twenty-two-storey tower, visually distinguishing it within its built surroundings. The building’s streamlined form is developed through rigorous spatial and environmental analysis, with each design element adding value to ensure user comfort and productivity.
Situated on a narrow site of 15,900 sq m, the design leverages the site's constraints to create an aerodynamic profile that maximises floor space. The land's triangular profile shapes a slender, tapered volume that is towering yet not intimidating. The tower's form is scaled down and assigned proportion with a planar canopy at ground level, open terraces, and a double-height lobby and pent-office.
The exterior facade is defined by prominent bands of aluminium tubes that wrap the length of the building, reinforcing its strong visual language of fluid horizontal lines. Based on extensive wind-load testing, these bands are designed to deflect the downward acceleration of gusts common in tall, planar structures. The resulting “striped” facade breaks up wind flow and reduces ground-level turbulence, creating an aerodynamically stable microclimate around the structure while adding rhythmic interest to its surface.
A Porous Public Interface
A 7-m-deep metal-and-wood canopy loops around the base of the building to provide ample shade from the sun and shelter from the rain, creating an accessible, pedestrianised public realm that is the social heart of the project. The site boundary is kept free of barriers and partitions to allow for a blurred public edge. Whether arriving by car, the metro, or on foot, users transition seamlessly from the city’s bustle into a calm, sheltered environment. The covered concourse is designed as a continuous drop-off zone serving a series of high-end F&B spaces along the building's frontage, providing individual arrival experiences for visitors at each store. With a host of dining options, the project functions beyond the 9-to-5 workday, becoming a vibrant social anchor for the city.
The concourse terminates at a publicly accessible landscaped court at the building's east end. A water feature, a sculptural element, stepped seating, and native planting populate the space, creating an oasis where people can comfortably gather for informal meetings, programmed events, or simply to unwind.
Entry into the building is through a grand double-height lobby. The design blurs distinctions between inside and out, using expansive glazing, material continuity, and uninterrupted ceilings to create a seamless transition from drop-off to walk-in. Materials are locally sourced and precision-engineered for durability, utilising curved white stone, brass detailing, and fluted metal panelling.
Workplaces Designed for Wellbeing
The typical office floor is organised using a concentric spatial planning strategy to optimise user comfort and operational efficiency. The spatial hierarchy is articulated through grade A, B, and C zones that ensure a consistent standard of light and air across all office spaces. Premium workspaces are located along the facade or grade A zones for maximum daylight and views, transitioning inward to grade B zones for collaborative areas, and finally to grade C zones for services and vertical circulation at the core. The project achieves 76% of passive daylight illumination across its habitable spaces, reducing energy and maximising access to natural light.
Designed to accommodate one to four tenants per level, each floor is planned as multiple self-contained units. Washrooms and service areas are distributed accordingly to support tenant autonomy and flexibility in occupancy models.
The building culminates in a double-height penthouse office that visually and spatially replicates the podium at ground level. This exclusive single-tenant space features an internally connected duplex office with access to a continuous outdoor balcony that opens into a generous deck. The split-level within this space reinforces a unique experiential quality and offers a commanding vantage point over the city.
A shared amenities level on the second floor provides tenants with spacious, fully equipped conference and meeting rooms, extending the functionality of users' individual workspaces.
A dedicated cafeteria on the first floor serves as an easily accessible dining and breakout space for all tenants, fostering interaction and relaxation during the workday. Reinforcing the project’s focus on employee wellbeing, the building also incorporates a crèche at the ground level and a gym on the first floor, ensuring convenient access to essential amenities that support work–life balance.
Refuge levels are located on every 5th floor and feature decks that offer a connection to the outdoors and capitalise on city views.
Green Thinking Incorporated
LEED and WELL-certified, every system in the building is guided by technology to facilitate a sustainable environment. A thoughtful layering of elements transforms the facade into an active skin. High-performance glazing with a visible-light transmission of 66% and a solar heat gain of 30% ensures thermal comfort and provides tenants with unobstructed views. Precisely angled aluminium light shelves along the facade at every floor prevent excessive glare and heat gain, reducing interior cooling load. A 0.6m-high clerestory band allows daylight to bounce off the light shelf onto the ceilings, maintaining diffused illumination for interior workstations even when the blinds are drawn.
Air quality, one of the region’s most persistent challenges, is addressed by strategically leveraging the building’s height. The design draws air from the rooftop and channels it downward through mechanical filters. This height-enabled strategy allows the system to eliminate most large particles before the air enters the building’s two-stage MERV 8 and MERV 15 smart filtration process, with real-time air-quality sensors. The process significantly reduces indoor particulate levels, ensuring a healthier environment for occupants.
Energy services are consolidated in a dedicated Energy Centre at the site's corner, separate from the main building, maximising usable workspace and allowing efficient maintenance and serviceability. Solar panels on the building’s terrace offset 3.5% of annual energy consumption, and all on-site rainwater is harvested.
