G12 plays a key role in the rapidly transforming South Park neighborhood. Two related buildings of 640 total residences encompass nearly an entire city block. The architecture reinterprets the neighborhood’s existing historical commercial buildings into mixed-use residential buildings befitting the scale and context of the site. Each building, on either side of a soon-to-be renovated connecting alley, has prominent corner exposure, with plazas accommodating cafe seating tucked beneath contrasting building expressions of aluminum and cement panels. This massing reduces the scale of the buildings into two components that reflect similar sized existing buildings throughout the neighborhood. The building’s systems employ modularity for constructability and economy. The Type III-Modified construction provides a unique opportunity to integrate outdoor courtyard space at the second floor with the hotel-style entry lobby in a continuous, vertically linked indoor/outdoor experience. The 18-foot concrete-framed second floor also accommodates mezzanine lofts and provides generous height to courtyard amenity spaces. Courtyard shape and orientation, as well as upper level sky decks maximizes sun penetration into the dense urban design. Relatively small unit average square footages reduce the price point for studios, ones and two-bedrooms, yet future residents will enjoy a wealth of resort-style luxury amenities in an address with the ultimate in lifestyle and uniquely LA urban connectivity.
