FXC is an office and management building in an industrial site. It also contains residential units, which makes it the typology of a live-in factory. With it's small size and the very limited budget of the client, we decided on a spatial strategy, which compacts all functions by converting and extending the landing of the staircase into a conference room. The resulting spatial sequence generates a hierarchy from most public/working areas through a semipublic conference zone to the private living quarters. The facade is an exploration of cement render with black pigments and graphite, which will be pressure blasted into the still wet surface of the render.
