This 28,000 square foot commercial building is a remodel of a former freight terminal. The existing shell was revitalized and converted into office space. Located adjacent to active rail lines, the design acknowledges the industrial character of the area, while providing attractive office space as part of a larger community for creative and upcoming businesses. The remodel retains the qualities of the old freight terminal, while new interventions give it new life and new function. Parts of the building show exposed repairs; parts are re-skinned; while one section is entirely rebuilt. Much of the existing building remains unaltered, while the steel structure is painted orange. The old and new exist together, giving the project distinct character with renewed vitality.
Commercial tenant spaces each contain a former freight bay, now with an overhead glass door. Access is from a central spine running the length of the interior, flooded with light from new skylights. An undulating plywood wall runs the length of the corridor. An angled access is sliced diagonally through the building as a clear intervention against the backdrop of the orthagonal building. Former aluminum siding is replaced with new corrugated steel and punctured with windows. A new building facing the east street and river presents an industrial facade, revealing and concealing its bright colored structure.
