Framework is located on a 10,000-SF corner lot in the East Village neighborhood of downtown San Diego. The usable floor area is reduced to 7,500-SF/floor due to an active fault line that runs north/south along the western portion of the site. At 8 stories, 55,000-GSF, the project yields 87 units with a net density of 450 units/acre and targets the “missing” middle-income and affordable workforce housing market of the locality.
Framework maximizes efficiency without compromising its high-end design. Averaging 350-SF/unit, each of the 87 units is fully furnished – equipped with mechanized furniture and smart equipment that is wirelessly linked to an app on your smart phone – with the intent to optimize space and user function.
The transit-oriented project is within walking distance to downtown San Diego’s greatest destinations, while offering a direct, fast and cost-effective commuting option via the San Diego Trolley for the end user of UCSD staff. The project’s prime location and high visibility to commuter traffic prompted the enhancement of the east façade with a custom-painted mural by world-renowned local artist Rafael López. This large-scale mural is transformative to the neighborhood, highlighting Framework’s identity and destination with pops of color that can be seen miles away.
