The Stables at Fort Ward – McLennan Design Offices

A century-old 1906 naval stable and coal barn is reborn as a net-positive, regenerative design studio for McLennan Design and Perkins&Will. Located in Fort Ward Historic District, this adaptive reuse project preserves the original timber frame and historic character while meeting Living Building Challenge 4.0 standards.
The transformation retained all 58 original rafters, reinforced the structure, installed in-floor radiant heating, and added a solar-powered, all-electric infrastructure. Biophilic interiors, historic wood siding, skylights, and a landscaped patio merge heritage with innovation. The building generates 105% of its energy on-site, stores rainwater for irrigation, and can function off-grid as a resiliency hub.
