In the rapidly evolving urban landscape of Vietnam, corner-lot housing has become a ubiquitous typology—yet one that remains inadequately resolved. Governed by strict regulations on chamfered corners, setbacks, and building density, these sites are frequently fragmented into residual, inefficient outdoor spaces that disrupt the overall spatial organization. Simultaneously, the visual pressure of a dual-frontage location often drives designs toward maximizing built mass and formal expression, frequently at the expense of privacy and tropical climate responsiveness. For FLY’S HOUSE, on a site with a total gross floor area (GBA) of 265 m², the challenge extended beyond organizing a functional home; it was an opportunity to redefine a more rational strategy for corner-lot housing within emerging urban contexts.
Rather than occupying the maximum allowable footprint, the project begins with a deliberate act of "subtraction"—a conscious choice to relinquish buildable area at the intersection to consolidate two fragmented yards into a single, continuous central garden. This green core becomes the spatial anchor around which all functions flow, fostering a seamless dialogue between interior and exterior while naturally improving the microclimate. Horizontal connectivity is reinforced through deep verandas, while a compact vertical void enhances natural ventilation and daylight penetration without compromising the family's privacy. Every decision was guided by the spirit of "Kiệm" (Restraint)—the underlying DNA of A+ Architects—which is not about mere reduction, but a profound process of selection.
The first layer, Restraint in Operational Energy, is expressed through massing adjustments that minimize Western solar exposure, combined with a green roof and layered transitional spaces to stabilize indoor temperatures, supported by integrated solar panels for long-term efficiency. This is complemented by Restraint in Material Consumption, an approach centered on close collaboration with the homeowner to retain and re-integrate existing furniture, such as dining sets and storage units, thereby extending the lifecycle of materials and preserving the memory embedded in everyday objects. A defining technical highlight is the "floating fence"—a layered system of steel framing, metal mesh, and climbing vegetation that acts as a microclimatic buffer, ensuring privacy from the street while allowing natural wind and light to permeate the living spaces.
Finally, the project embodies Restraint in Expectation by consciously stepping back from the typical demand for visual prominence at a corner site; instead of asserting itself as a formal landmark, it prioritizes spatial stability and enduring performance over immediate visual impact. FLY’S HOUSE is a modest experiment that reflects a broader urban issue: as development pressure increases, intentional restraint can create more sustainable value than maximizing square footage. It
suggests a replicable model for tropical urban housing—accepting a smaller footprint to achieve a more expansive and meaningful quality of life—serving as a thoughtful response to the prevalent condition of corner houses in contemporary Vietnamese cities.
