Florenc21 is a joint initiative by the City of Prague, the Municipal Councils of Prague 1 and Prague 8, and Penta Real Estate, and forms one of the key development areas within Prague’s largest inner-city transformation zone. The project is part of the long-term redevelopment of Florenc, where areas previously dominated by infrastructure are gradually being reshaped into a dense, mixed-use urban district with new public spaces, connections, and everyday city life.
Within this context, Plot B01 is envisioned as a connective piece of the wider urban fabric. The project brings together historic structures, new buildings, and public space into a coherent urban cluster that responds to Prague’s layered cityscape. Rather than approaching the site as a blank slate, the design builds on existing conditions — infrastructure, heritage, and movement — and transforms them into spatial qualities that support permeability, orientation, and daily use.
Plot B01 occupies a particularly complex location, shaped by the historic Bastion, the elevated Magistrála, and significant pedestrian flows. These elements are brought into dialogue through an active ground level and a network of passages, stairways, and public routes that improve accessibility and strengthen connections between the city center and surrounding neighbourhoods.
The project is conceived as an open and connected urban cluster, defined by transitions, thresholds, and relationships rather than singular architectural gestures. By prioritizing continuity and spatial sequence, the development contributes to Prague’s ongoing transformation as a city shaped by layers and movement over time.
The proposal is developed through a cross-scalar design approach, working simultaneously at the scale of the city, the cluster, and individual spaces. Stepped volumes and terraced roofscapes respond to the surrounding historic context, creating gradual transitions in height and offering shared outdoor spaces with views across the city.
Architecturally, the project balances solidity and openness through a robust yet refined material language. Modular façades and a clear structural logic support flexibility and long-term adaptability, while carefully designed building envelopes and integrated shading systems improve indoor comfort and reduce operational impact. At ground level, public and commercial functions activate the streetscape and invite people into the cluster, while upper levels accommodate flexible working environments and shared spaces that support social interaction.
