The project proposes a flexible and fuid internal space that counteracts
with its rigid structural grid, typical of local office spaces found in
Managua. A series of curved polycarbonate screen walls provide the new
Factoring offices with a different spatial distribution, responding to
our client’s requests for designing a bank boutique, which ‘’is really
how the financing offices are designed today’’.The project covers a gross usable area of approximately 205 m2 and with
limited direct illumination due to its rectangular floor plan with only
one glazed facade facing north-west. The interior program distribution
is arranged with a reception and costumer waiting area, two adjacent
meeting rooms, a sales and marketing office, an operations office, an
accounting office, the general management and a separate office for the
presidency, a dining and kitchen area, bathrooms and storage space.Inside the new Factoring offices, floor to ceiling polycarbonate screen
walls hide the exposed structural columns which dictate the structural organization of the space.
The existing pavement has been kept unchanged and
a carpet has been added on all the circulation spaces and office of the
presidency. All the furniture has been color coded according to each
particular office space and department, by using green, blue and orange
as the primary colors. The artificial illumination for the offices
and circulation spaces is derived from direct light fixtures and lamp
designs positioned specifically for each space as response to the
limited amount of natural light.
