The office building is located at Fragkoklissias Street in Maroussi, a rapidly developing area with modern high-end office buildings. The use of the building is office spaces for rent, with the possibility of separation per floor. The office premises occupy an area of 5000 m2 and are located on 4 floors, where there is a ground floor with a semi-floor, 1st, 2nd and 3rd floor. The basement has an area of 2,600 m2 and is used for parking and electromechanical facilities. The building serves 480 employees.
The building is covered on all four sides by a sun protection shell, which on the three floors consists of perforated movable curved aluminum blinds, and on the ground floor by a fixed sun protection perforated pattern placed at the double height of the facades. The shell with the perforated motorized blinds is placed on perimeter cantilevers per floor, 90cm wide, of exposed concrete on all four sides of the building. The gap created up to the aluminum blinds of the offices internally, on the one hand, limits the incidence of direct solar radiation on the blinds, and on the other hand, better ventilation is achieved in the intermediate position, as it helps in the maintenance of the blinds and the cleaning of the glass panes. The blinds are electrically driven with photocells, which move according to the movement of the sun during the day.
The building has been certified with a Gold environmental distinction according to the LEED standard. In this context, the building presents energy efficiency with a limited ecological footprint and high quality in the interior and exterior spaces, making it a modern 'green' building, fully integrated into the urban fabric.
Also, the landscape and green design on the roof and in the uncovered planting area aim to create a sustainable Mediterranean planting environment with a wide variety of native plants.
