The Emerson Rowhouse development is situated in Denver’s Capitol Hill neighborhood at the intersection of 13th and Emerson Street. The property has a distinctive urban context to it, with 13th Street serving as bustling transportation corridor bisecting this City’s art district only a few blocks to the West. From the property, residents can access several of the City’s premier museums, including the Denver Art Museum, the recently completed Clyfford Still Museum, and the Colorado History Center. From the rooftops, view corridors connect residents to the downtown skyline, the Capitol Dome, and to the Rocky Mountains.
Eight individually owned rowhouses fill out the development. Because of the property dimensions and street layout, the project is split into two separate buildings, with 4 units facing and abutting 13th Street, and 4 units opening to an internal landscaped courtyard. A central driveway is shared through the interior of the property providing garage access. Each rowhouse is just over 17’ in width, considered narrow by local standards. In order to maximize the volume of space within the unit, the main level interior space spans openly between demising walls. The kitchen is centered within the length of the plan, positioned to function as an entertainment hub for the homeowner.
Meridian 105’s design contributes two-story porches at each corner unit and planted green-screens along 13th street, identifying a distinct urban-residential feel to an otherwise benign streetscape.
