The design by Oliv Architekten was awarded with the second prize in the competition for the local supply center in Eltersdorf. The building in the suburban district of Erlangen combines residential, commercial and retail in high ecological and architectural quality. Four buildings form an ensemble, which opens up to the existing, small-scale residential quarter and forms a sound barrier to the railway tracks. Retail, office spaces and subsidized living are located in a slightly raised front building. Three L-shaped residential buildings connect to the south. The unique selling point is the holistic architecture, which takes up the village typology of saddle roofs and reinterprets it on a larger scale. A subtle folding of the façade and the staggering of the building respond to the surroundings and create an interesting line of sight. The consistent design of the facades made of gray pre-weathered wood with an emphasis on the vertical gives the cubature a natural appearance. Large transparent surfaces in the retail area are overlaid with wooden lamellas to appear open and closed depending on the viewing angle. The residential buildings are characterized by generous window openings, balconies and loggias and thus take up the classic perforated facade of the surrounding single-family houses.
Particular attention is paid to the sustainability of the design. A timber hybrid system is planned for the construction of the commercial building and the timber panel construction method is ideal for the residential buildings. The holistic concept aims to reduce the CO2 footprint. This minimization is forced by the building materials, the energy concept and a long life cycle. Photovoltaic systems on the south-facing gable roofs supply the geothermal heat pumps and the controlled ventilation with energy. Due to the flexibility of the apartments and offices - any interconnection of the units is possible without any problems - the longevity of the building is guaranteed and thus contributes significantly to sustainability. The ground-level parking area can be converted into retail space in the future - as soon as the mobility revolution is no more future vision.
