Blakedown Landscapes own a strip of land where their Bristol office is based in the centre of the very dispersed village of Elberton in the Green Belt between Thornbury, Gloucestershire, and the Severn Bridge. As their current operation is housed in temporary buildings, they plan to build a permanent office building on part of the site, and release the remainder for housing. In a village meeting there was considerable support for affordable houses but it was also agreed that a mix, also including open market houses, was desirable. The current plan includes the Blakedown Landscapes’ building and eleven houses in total, but this figure may well be modified in future discussions with the village.
The design envisages that the access off the Olveston Road will lead direct into a generous garden square from which a short lane runs along the narrower part of the site to the north. The continuous line of leylandii trees along the eastern site boundary would be removed giving most of the new houses extensive views eastwards over the countryside. Blakedown Landscapes’ premises incorporate substantial storage as well as offices and carparking, and are located on the southern side of the square. All the house plots are planned to include space for refuse storage and parking space for cycles and at least two cars.
These proposals could well be included in a Neighbourhood Plan to be promoted by the village in the new planning context generated by the Localism legislation and the ‘National Planning Policy Framework’.
