EDITION SB25 is a boutique multi-family villa in Munich commissioned by H-I-M Villenbau GmbH. Set within a mature garden, the building reads as calm horizontal bands with deep loggias and glass balustrades. A light, vertically profiled façade gives the architecture a refined rhythm while generous, floor-to-ceiling openings dissolve the boundary between interior and landscape. Private terraces on every level extend living outward; above, a landscaped rooftop becomes an outdoor room for dining, cooking, and lounging amid grasses and small trees.
Inside, the atmosphere shifts to warm minimalism. Continuous herringbone oak flooring, bespoke timber joinery, and softly veined stone establish a tactile palette. Open-plan living spaces are organized around sculptural fireplaces and long sightlines, encouraging easy daily rituals and generous entertaining. Bathrooms balance large-format stone and marble-effect porcelain with integrated shelving and understated, dark metal fixtures; a freestanding tub and walk-in shower are detailed with hotel-like lighting. Throughout, muted textiles, rounded furniture, and curated art pieces create a composed, residential character.
Daylight and comfort drive the composition. Full-height sliding doors promote cross-ventilation, while deep balconies provide shade and privacy. The envelope is conceived for durability and a timeless appearance, pairing high-performance glazing with robust exterior finishes. At ground level, a layered planting concept—sculpted shrubs, ornamental grasses, and seasonal perennials—softens the architecture and frames long views across the communal lawn.
Oblik3D developed the project’s visual narrative, rebuilding the scheme from construction drawings and material references to craft a series of photorealistic scenes. Carefully calibrated natural lighting and physically based textures convey the project’s quiet luxury: generous outdoor rooms, crafted interiors, and a restrained material language rooted in its garden setting.
