Requirements
The objective of the proposal is to adapt to the characteristics of the site through spaces that create a high-quality architectural project while integrating harmoniously with the surrounding environment without disrupting its existing language.
Site & Layout
For the development of this preliminary design, all current regulations outlined in the National Building Regulations (RNE) and the existing legislation for multifamily buildings in the district of Miraflores have been taken into account.
The building consists of 12 floors plus a rooftop and two basement levels for parking. The proposal features three towers with different uses, arranged around a central plaza, which serves as the common space of the building.
Tower A (Hotel): Faces the plaza through its north façade.
Tower B (Offices): Oriented towards the plaza from the east façade.
Tower C (Clinic): Positioned towards the south façade.
This large public plaza serves as a circulation space and green area for the entire complex.
The height of the complex varies:
Tower A reaches 12 floors plus a rooftop.
Tower B has a maximum height of 10 floors.
Tower C steps down, reaching 6 floors at its highest point and 4 floors at its lowest.
The towers are terraced from the 12th floor down to the 4th floor, creating a cascading effect that enhances the building’s integration with its surroundings.
