SAS was retained to renovate and add to an 1880s townhouse in the East Village neighborhood of Manhattan for a young couple and their two children. The extensive renovation covers 4,000 existing interior square feet, while a new addition and roof terrace creates an additional 800 square feet of indoor and outdoor space. The owners wished to retain the charming character of the old building yet desired a more useful and contemporary house that would take advantage of the private backyard. While the renovation of the old existing structure focused on stripping down old finishes, revealing earlier details and materials, restoring generously proportioned rooms, and updating bathrooms, kitchens, and storage, the new addition focused on the establishment of a strong connection between interior and exterior spaces. This lends the home a character and quality not present in its previous incarnation, making the house useable in a new way. The use of hearty materials- like unfinished concrete, cement plaster, and oiled cedar in both the interior and exterior of the building addition- reinforce the feeling of a connection between inside and outside. New landscaping, outdoor furniture and shower, and broad amphitheater stairs activate the private garden for the owners to enjoy throughout the year. On warm summer days, a ten-by-ten foot sliding glass door opens to create an alfresco dining area overlooking the new garden, while on cold winter days the closed door frames the snowy garden beyond.
