The project began design in 2011 and was awarded LEED Platinum certification by the U.S. Green Building Council (USGBC). The design focuses on green sustainability, low-carbon energy efficiency, material selection, and spatial planning, maximizing the creation of a comfortable and pleasant office environment.


Key Feature|Regional Integrated Design and Development

Located in the Nancheng District of Dongguan, the site is strategically positioned at the southern section of Dongguan Avenue, near the entrance to the Guangzhou-Shenzhen Expressway. The project not only connects vital transportation hubs but also serves as a key gateway for showcasing the city’s urban identity.

The total land area for the project is approximately 141,600 square meters, consisting of 18 parcels divided by municipal roads. These include nine commercial and financial parcels, eight underground parking parcels, and one public green space parcel, which is combined with underground parking. The site features a dense network of small parcels with a high development intensity, reflected in a plot ratio ranging from 7 to 13. The resulting design challenges are driven by the significant pedestrian and vehicular traffic, which places high demands on the public spaces at the building's base and the underground parking facilities.

After comparing several design alternatives, the design team proposed a two-story podium with an all-weather skybridge for seamless connectivity throughout the site. Additionally, the underground spaces of multiple parcels are fully integrated, with a unified design and development strategy. This approach is among the earliest practices of integrated regional design and development in China.


The project spans a total built area of 757,000 square meters and consists of a commercial office complex comprising nine high-rise and super-high-rise towers.The primary functions of the development include office spaces, residential apartments, and supporting commercial facilities. The underground level is designed as a fully integrated and interconnected parking structure that serves all the parcels within the site.

The architectural composition of the towers, with their varied heights, along with the urban entrance plaza, creates an open and dynamic urban interface, offering a vibrant and accessible public space for the surrounding area. This design not only enhances the identity of the business park but also fosters a strong interaction with the broader cityscape.


Design Concept |Forest City

The project is designed around the concept of a "Forest City" ,which resonates with the Shui Lian ecological district and the southern greenbelt, embodying the unique blend of nature and urban life in Dongguan Nancheng area. The design aims to integrate elements inspired by nature into the commercial office complex.

The architectural facade features fluid, organic lines that evoke the dappled shadows of trees, contrasting with the structured form of the buildings. This creates a harmonious interaction between the natural environment and urban design. The approach not only mitigates the sense of confinement often associated with super-tall buildings but also utilizes reflective glass surfaces to capture and mirror the surrounding greenery, resulting in an aesthetic fusion of nature and architecture.

Furthermore, the landscape garden to the south forms a visual corridor that seamlessly connects with the Yingbin Park. The central, fan-shaped landscape plaza wraps around the buildings, creating a pleasant and accessible public walking space. The rooftop garden and ground-level greenery are interwoven, offering a multi-dimensional landscape experience that provides park users with a relaxing environment.


Multidimensional Public Space Development

The design of the sunken plaza not only improves the natural light and ventilation in the underground space but also enhances the visual connection between the subterranean and above-ground areas. This seamless integration ensures a smooth transition, linking the underground commercial spaces with the ground-level functions.

The integrated underground design of the large podium provides a flexible parking layout, effectively resolving the parking issues commonly faced in city centers. Additionally, this design enhances the building’s accessibility, allowing office staff and visitors to seamlessly navigate between the underground and ground-level spaces, ensuring easy access to all functional areas.

The second-floor skybridge links the various sections of the park, establishing a pedestrian flow pattern characterized by "southward activity and northward tranquility." The site’s elevated southern section and lower northern layout thoughtfully consider pedestrian movement, while integrating multiple city roads to offer the park expansive visual and spatial openness. The blurred boundaries of the architecture allow the project to merge seamlessly with its surrounding environment, drawing foot traffic to the ground-level commercial areas and injecting a dynamic, vibrant public space into the urban fabric.

The ground-level commercial spaces, sunken plaza, and second-floor skybridge, connected through the fan-shaped landscape and key road intersections, form a multi-layered and flexible interactive space. These varied public spaces enable the architecture to seamlessly integrate with the urban block, promoting the diversification of city spaces while enhancing pedestrian flow and interaction. Through its dynamic circulation paths and strategic visual axes, the project injects new vitality into the urban environment, fulfilling the urban role of a high-density, high-FAR super-tall building.
