the tone before a word is spoken. Designed for a leading developer whose real estate
consultancy is built on trust and long-term relationships, the space had to carry the weight of
reputation from the very first moment. It had to project authority, support strategic conversations
and create space to foster enduring relationships.
When the client approached Arriva Designs, he wasn’t seeking a typical commercial setup. He
wanted a refined, private environment that could host high-net-worth individuals while reflecting
the stature of the brand. The design team responded with restraint, letting understated opulence
guide every move.
The challenge lay in balancing the client’s desire for luxury with the practical needs of a working
office. The space had to support both sophisticated meetings and daily operations with equal
ease. Zoning follows a clear hierarchy: public spaces like the reception and meeting room
establish a formal tone, leading into semi-private lounge areas that slow the pace and invite
informal exchanges. Deeper inside, the most confidential zones, the executive cabin and
boardroom, offer focus and discretion. Each transition is seamless, movement is intuitive.
The material was treated as a storyteller. Every choice was guided by how it feels, performs,
and responds to its surroundings. White-veined marble underfoot reflects light and defines
circulation naturally. Leather-wrapped walls, acoustic fabric panels and deep-stained veneers
add richness without heaviness.
At reception, a sculpted Corian desk anchors the space. Floating signage behind it signals
identity with quiet confidence. Seating is minimal to maintain openness, while statement
furniture and art offer strong first impressions without overwhelming the space.
The palette remains muted with tones like greys, off-whites, warm timber and brushed brass.
Luxury here is defined by subtraction. Seam alignment, material transitions and grain continuity
were carefully studied to create visual calm.
Even in operational zones, this design language stays consistent. Workstations follow clean,
modern benching systems with integrated storage. Manager cabins echo the same tone with
ergonomic yet elevated design. Glass partitions maintain visual continuity while tempering
sound, preserving openness without sacrificing focus.
The most private zone is the executive cabin with an attached conference space, which reflects
the client’s persona through luxury and focus. A monolithic desk in stone and veneer offers
presence without excess. Lacquered panels with fabric inserts wrap the room in quiet
refinement. A spiritual idol rests in a recessed niche, integrated seamlessly into the design.
Advanced automation manages lighting, climate, AV, and blinds through intuitive controls.
Technology is fully embedded yet invisible, preserving clean lines and maintaining a composed
visual language.
Lighting is embedded throughout, balancing ambient and task needs. It brings materials to life
and sets the mood without calling attention to itself. Reflective surfaces like marble amplify the
sense of volume, while soft lighting builds atmosphere.
Art softens the tone of the ambience. A mural in the pantry adds softness, while framed works
across meeting zones, adding personality without breaking the space’s composure.
