Archimedia first analysed the urban design structure of the precinct, recognising the need to provide access into the deep site, whilst creating legible urban blocks. Given the potential to accommodate over 3000 people on site, the existing road pattern was modified to link Clayton Street through to adjoining Morgan Street, and for the George Street access to be extended as deep into the site as practicable.
Recognising the climate, the south facing orientation and the need to create both a visual destination and iconic sustainable emblem for the development, Archimedia created a naturally ventilated, sheltered outdoor space that enclosed the central urban design space or street. This sculptural form is visible from both Carlton Gore Road and George Street, and provides sheltered sunny spaces onto which food and convenience outlets trade to service the workplaces.
Along the eastern precinct of the site, workplace footprints of 2250m2 were created to five star standard, with all car parking in under-coft parking basements.
Recognising the superlative residential address looking north over the Domain, the George Street frontage was dedicated to high-end apartments over a showroom ground level, and apartments were extended into the central precinct, capitalising on the views west and south over the Newmarket Valley to distant volcanic cones.
