Dock 79 is the realization of unique opportunity to reactivate the Anacostia Waterfront with a mixed-use development at the propery, which as 600 linear feet of riverfront. Through close coordination with OP, OZ, and ANC, a comprehensive master plan was developed, and in 2013, the PUD was approved for a four-phase mixed-use project totaling at over 1 million SF.
Phase I represents the addition of 305 residential units in a state of the art mixed-use community, the continuation of the popular Riverwalk trail, and the addition of a dynamic and interactive public plaza that engages the entry star to the Nationals Stadium and the river. Formerly a contaminated eyesore, environmental considerations were taken to continue the transformation of the Anacostia River. Extensive stormwater management and erosion control measures were implemented so residents and the greater community can celebrate the revitalization of the river.
The building design utilizes two distinct languages to embrace both the scenic riverfront location and the urban edge facing Potomac Avenue and the stadium. Facing the Esplanade, a playful feel is achieved through the extensive use of glass and shading devices, large balconies, and color-shift panels that reflect and change color mimicking the water and sky movement. The facades facing the urban core are structured and grounded. Masonry planes, fenestration with double story reading, metal accents and railing are all used to create a relation to The Yards and subtly recollect the industrial heritage of the area.
