Provision of permeable ground surfaces for roof run-offwater is highly desirable.CirculationA new system of connective circulation elements will be necessaryfor any adaptive reuse of the Ice House building. The circulationsystem will include new public building entries, service andloading docks, a new elevator core and vertical circulation design(stairways), as well as horizontal circulation and local fl oor to fl oorlinks that may be part of a design strategy.There was only one original stair inside the Ice Storage Warehouse,and this stair is damaged beyond repair and will need tobe demolished. Vertical circulation should meet fi re safety egressrequirements noted in Chapter 10 of the Mass Building Code(MSBC 780 CMR, 7th Ed) with provisions noted in Chapter 4 forHigh Rise buildings over 70’ in height. The building should behandicap accessible. Entrance accessibility requirements aredefi ned in Chapter 25; Public Toilet rooms in Chapter 30 (Bathingfacilities in Chapter 31); and Ramps in Chapter 24. Accessibility isgoverned by the Massachusetts Architectural Access Board document(521 CMR).ProgramA total of 33,000 gross square feet (GSF) of new program spacesare called for in the Design Incubator, including a grossing factorfor circulation. Note that the program elements call for a mix ofsingle and double height spaces. Physical connectivity , sharedresources and collaborative interaction among Work Loft tenantsis highly desirable and will be a defi ning characteristic of eachproposal. The program includes leasable Incubator Work Lofts,a Fabrication Facility with a bicycle manufacturer (IndependentFabrication, www.ifbikes.com/ ) as a primary initial tenant, aTheatre, Lobby and Café, a Design Library and Materials Collection,and a fl exible ‘storefront’ component to facilitate publicoutreach.Leasable Incubator Creative Work Lofts approx. 15,000 GSFThese leasable work lofts range in size and requirements. Receptionareas, conference rooms and toilet rooms may be sharedbetween work lofts, and all loft units must be able to accommodateservice or light manufacturing activities. The workshop requires accessto the ground for loading/unloading and should be a high bayspace. Some functions may be accommodated on an uppermezzanine. The primary initial tenant for the Fabrication Facilitywill be Independent Fabrication, a local bicycle manufacturer.The following list provides insight into the variety of fabricationresources this shared facility will provide. Ironically, in this food preparation neighborhood thereis a shortage of quality food provid¬ers, despite ready access tolocally grown food stuffs. There are precedents in the surroundingNewmarket area for locally owned and operated seasonalBBQ, residence based bakery businesses and local gardens.Access to loading dock is desirable.Independent FabricationsDesign & Materials Library approx. 3,400 GSFThis shared resource, which may be centralized or distributed,single or multi-storied, should provide stacks and quiet readingareas for a collection of essential books and periodi¬cals representingthe best of contemporary design. This resource specializesin the collection and display of resource effi cient (green) andre-cycled materials which will require the design of storage and/or display shelving systems.Virtual and/or Actual Incubator “Storefront” approx. 2,500 GSFThe means by which the interdisciplinary work produced in theDesign Incubator is showcased to the larger public is open tointerpreta¬tion, and may take on different volumetric multiple orsingle story volumetric confi gurations or be linked to the building’snew exterior public image. Since it is highly unlikely thata traditional on-street storefront would survive due to the lowvolume of foot traffi c around this industrial site, more creativemeans of interactive display and public outreach for the CreativeEconomy are encouraged. Strategies for this program elementmay include a special interior gallery component, digital or newmedia projec¬tions of work, interactive components and/or creativeuse of the facility’s Flexible Theater Space.
