The Crossing Wall House is a private single family residence sited where the Santa Ynez Mountains meet the Pacific Ocean, overlooking the City of Santa Barbara and Channel Islands. The property’s steep grade necessitated careful site planning and steered the buiding’s form as it utilized two narrow existing terraces. The two differing orientations of the terraces are expressed by two geometric grids that come together in the homes central living space and open the home to the southern views toward the ocean, islands, and lowlands in the foreground. The primary living space acts as a indoor-outdoor pavilion space, opening fully at the back to a entry courtyard contained by one of the retaining walls and opening fully in the front to deck space and view. The Crossing Wall House is a design-build project with MOA providing both design and construction services.
The project's design incorporates passive solar, active solar, thermal mass, passive ventilation, and advanced envelope insulation strategies to improve energy efficiency. Energy performance met the highest tier of Santa Barbara County's Innovative Building Review Program—achieving an efficiency factor 45% beyond California performance requirements.
