The Creative cluster and Technopark is a landmark project that reimagines industrial heritage as a dynamic center for commerce and innovation.
The six-story complex transforms the historic Machine-Building Plant of Gustav List into a contemporary space tailored for commerce, light industrial and creative industries. The project also includes the relocation and preservation of a 19th-century water tower and two historic structures, marking Moscow’s first building relocation in over 40 years.
Spanning 49,569 m², the Technopark features an office block (19,385 m²) with two expansive glass-roofed atriums and a production block (30,184 m²) optimized for light industrial activities. The design ensures flexibility, with column-free spaces and high load capacities (up to 1200 kg/m²) that support diverse commercial needs, from design studios and manufacturing workshops to robotics and IT development, enabling a circular economy model where ideas are conceived, created, and distributed onsite.
Large entryways facilitate seamless logistics for businesses requiring heavy equipment or materials.
The façade of Gustav Technopark blends industrial heritage with modern artistry, creating a landmark for creativity and commerce. A rational modular grid reflects the site's industrial lineage, while emerald-green glazed tiles on the office block façade pay homage to the original color palette, lending a vibrant and contemporary character. Sculptural interventions, such as a spiral staircase and dynamic light installations, further emphasize the Technopark’s identity as a creative hub.
Central to the design is the integration of work and community spaces. A public square serves as the focal point, connecting the buildings and fostering interaction among residents, workers, and visitors. Terraced levels on the western façade offer 515 m² of outdoor areas, harmonizing with adjacent heritage structures and providing premium spaces for tenants. These elements, both functional and aesthetic, underscore the Technopark’s role as a dynamic nucleus for innovation and collaboration, meeting the demands of modern business.
