Reworking historic urban models in the light of new technologies in order to realize a residential intervention on a border lot between the city’s expansion and the cultivated countryside, which would have the depth, the complexity and consequently the quality of historic urban fabrics. This is a place to cross by foot, system in which there are no straight lines but views, visual sequences able to surprise, where urban homogeneity due to the chromatic treatment of the surfaces is accompanied by the inclusion of “unique pieces” that break the spatial continuum by playing with light, shadows, and surfaces. The intervention includes 15 residential blocks for a total of 36 environmentally friendly units (with B Class energy certification) mostly distributed on two levels, each of them has a garden or a terrace. It has been conceived as a place where is pleasant to stop and read or speak with others, play and relax instead of being traversed in a hurry to flee home.
The main function of present life, in fact, seems to be given more and more by the comfort provided by cars: to arrive, park, start again; an excited scan of everyday that leads to losing sight of important values such as real communication.
Designer and client have elaborated a totally new and original idea compared to the usual, banal, repetitive standard residential housing: they have intended to recover the experience of ancient villages, those handed down by tradition, that guarantee better conditions of life and harmonic approach to spaces. And socialization between people.
A harmonious reality very similar to Venetian “calli” (streets) where gardens are surrounded by walls, with buildings very close to each other until they touch and create porticos.
The visual continuity of public spaces and spaces with private green happens through the use of fences that, however, do not impede the horizon, so is that the external landscape represents a visual extension of the view of the single units. The use of the areas is mainly pedestrian. Tree species, pavements and surrounding walls obviously are of great relevance, they constitute the founding elements of the special continuum in their reciprocal combining.
The green is interconnected to the house themselves and is a constant presence: in fact, plant walls have been provided, with the dual function of passive walls and enhancement of existing vegetation. Houses that do not have a private garden take advantage anyhow of large terraces as if they were hanging gardens with iron and wooden shading and gazebos.
The welfare of inhabiting is guaranteed by the use of natural and environmentally friendly materials such as brick and “cocciopesto” plaster, which allows the building to “breathe” and do not pollutants, thus ensuring a healthy climate inside the houses.
A particular attention has been paid to the theme of energy saving, with extensive research to optimize the system of the building case. Therefore, the “wall system” has been patented, it has been realized with 48.5- centimetre-thick bricks and it has obtained the best results.
This district has three basic rules: no common spaces, every house has its private garden or an equivalent terrace, no one looks in other people’s house.
They are apparently simple concepts but it has been difficult to compose them in reality, like in a complicated puzzle, because they were dealing with leaving the usual mental scheme

Everything is innovative without reference bases. At the same time, it is a replicable model that can be improved once the experience is done and it has been demonstrated that is possible to realize a district that has been fantasy until yesterday. Just think that in the design phase even the placement of trees has been defined, so that the trees could grow and enhance privacy as a green natural filter between a house and the other.
