The design wanted to create an atmosphere of being open and active while creating a strong sense of community within the complex. To achieve these ideas the units are arranged along an open air double loaded (for the most part) corridor. The corridor breaks to provide opportunities to view into the courtyards as well as providing means for natural ventilation. At the courtyards, units are removed from one side to create a physical connection with the courtyards. The complex winds through the available site (utility easement took a quarter of the site to the north - used as parking for complex) creating the courtyards within the forms. Community gardens, game boards, sitting, pool and grass yards provide the sense of community within the complex. The major consideration for this project was the owner's strict and non-bending statement that this project had to be constructed for less than $80 SF to make it pencil out due to the economic situation with tax credits. Credits were selling for 64 on the dollar compared to 90 today. The budget was developed on providing homes for seniors with income above $27,000 and below $37,000 a year. Rents run from $550 to $700. The project also had to meet all the requirements of HUD who backed the tax credits. Our approach to this challenge was not to create another modified Tuscany development prevalent throughout the Vegas Valley but to create an affordable senior complex that would appeal to "TODAYS" seniors... One's who lead an active life. Massing was developed to encourage a community atmosphere, where everyday movement is visible. Units open to expansive courtyards where a variety of activities are centered. Colors commonly found within the natural environment are incorporated to provide bold, lively forms. The complex projects a joy for living. The project meets the primary need of the client while providing homes for 226 seniors. It accomplished this at $76/SF, the lowest cost associated with a full construction project in Las Vegas in over 30 years (other than tract houses).
